Working With Our Clients

Needs and desires

We like to start with an initial meeting to learn about your needs and desires for your project. This is a meeting to get acquainted and go over the process and commitments of how we would work together. The meeting is exploratory and puts you under no obligation. Following this meeting we will propose a contract for our services.

Documenting what is important to you

Next step is for us to draft the Program Document, outlining your specific needs and your values - what is important to you, based on our conversations with you. We will submit to you a draft of this document for further clarifications and changes until you approve it. This document will be the basis for our design work.

Design and 3d Modelling

Based on your Program Document, our analysis of the site, and our own design sensibilities, we will generate a design for you. Once we have agreed on a basic schematic design (SD), we will develop and refine it further (Design Development, DD) to give you more insight into just how it looks and comes together.

Estimating and Permitting

If you don’t have in mind a particular General Contractor, we will help you identify one who is appropriate for your project. On many projects we consult with the GC early on to give an advanced look at methods and costs.

Construction Documents

Following DD we will proceed with Construction Documents (CD) including drawings and specifications. These CD’s are very detailed instructions telling the GC exactly what to build. We will make recommendations and work with you to make the decisions that the GC will need to give you the final cost estimates.

Construction Administration (CA)

During construction we will act as agent on your behalf, responding to questions that arise, answering inquiries from the contractor, reviewing payment applications and updating design decisions.
